High 5 Allen: Integrating a Bowling FEC into a Mixed-Use District

Construction began on High 5 Allen in Allen, Texas, on August 31, 2026. The family entertainment center will feature two bowling formats, laser tag, VR, an arcade, escape rooms, an immersive game, outdoor mini-golf, a restaurant, and event spaces.[2][3]

The operator lists a 2027 opening, while a local publication gives a more specific target of late 2027.[1][3] For now, this remains a projected date: the development is under construction.

For Central Asia, the attraction mix is not the only point of interest. High 5 will be part of The Farm, a district that brings together housing, offices, restaurants, retail, parks, and leisure facilities.[2] In this setting, the FEC needs to serve families, local residents, office workers, corporate groups, and evening visitors alike.

What Is Being Built in Allen

High 5 Allen will be located at 2361 Quail Covey Road. An official release from High 5 Exchange and QubicaAMF confirms the groundbreaking ceremony and the planned 2027 opening.[2] Community Impact gives the ceremony’s exact date as August 31 and reports that construction is already underway.[3]

The venue will become part of The Farm in Allen, a 135-acre mixed-use development combining residential, office, restaurant, retail, and entertainment uses.[2][4]

Bowling as a Mass-Market Anchor

The venue will have 24 lanes in two formats. Sixteen full-length tenpin lanes will feature EDGE String, HyperBowling, and the Neoverse visual LED system; another eight will be dedicated to Fly’n Ducks duckpin, a more compact format played with a smaller ball.[2][4]

This division allows the venue to offer guests different visit scenarios. Traditional tenpin suits conventional play, groups, and leagues, while duckpin is designed for a shorter, more informal visit. For the operator, this creates opportunities to structure packages, session lengths, and zone utilization differently.

At the design stage, it is important to assess the proportions of families, teenagers, corporate groups, and adult evening visitors; session duration; how the lanes connect to the waiting area, shoe rental, and F&B; and booking and maintenance requirements.

Eight Reasons to Return

The operator describes the concept through eight entertainment categories.[1] Behind this formula is a product architecture designed for different reasons to visit.

  1. Tenpin bowling: 16 full-length lanes.[1][2]
  2. Duckpin bowling: eight lanes using a smaller ball.[1][2]
  3. Laser tag: the arena will be supplied by Creative Works.[1][2]
  4. VR: an interactive ValoArena arena has been announced.[1]
  5. Arcade: a dedicated arcade hall.[1][2]
  6. Escape rooms: another team-based format from Creative Works.[1][2]
  7. Limitless: an exclusive immersive experience whose mechanics have yet to be disclosed.[1][2]
  8. Outdoor mini-golf: a 36-hole course with evening lighting.[1]

The phrase first-of-its-kind, which the operator uses to describe Limitless, remains a marketing claim: no independent comparison is available yet, and product details have not been published.[1]

This mix combines long group sessions, short games, active and digital formats, and an outdoor component. But the number of zones alone does not guarantee commercial success. They need to be connected through a unified booking system, clear wayfinding, packages, and an upselling system.

F&B and Events as Products in Their Own Right

High 5 has announced a full menu, a bar, dine-in and grab-and-go service, private bookings, corporate packages, an in-house events team, birthday rooms, and food and beverage service.[1]

This means the kitchen, seating, and banquet logistics must be designed alongside the entertainment offering. When F&B is added at the end, the result can be long staff routes, intersections with guest traffic, insufficient seating at peak times, and difficulty serving several groups at once.

For UZAMUSE, the key principle is this: a birthday party or corporate event is a distinct product with its own schedule, space, menu, program, and responsible manager, not simply a discount on a bundle of games.

How Mixed Use Generates Traffic

The Farm combines housing, workplaces, retail, restaurants, and entertainment.[2] High 5 can therefore draw from several traffic streams: family visits by local residents, the after-work audience, corporate events, visitors to the restaurant cluster, and pre-booked celebrations.

For developers in Tashkent, Samarkand, Almaty, Astana, and other cities across the region, an entertainment venue should be assessed on more than its floor area and rental rate. It can generate evening and weekend traffic, increase dwell time in the district, support restaurants and retail, and provide office tenants with a ready-made product for team events.

What Is Still Unknown

The published materials do not provide a confirmed building area, budget, prices, design capacity, detailed zoning, or financial model.[1][2][3]

The mechanics of Limitless have not been disclosed either.[1]

It is therefore appropriate to analyze the project’s composition and positioning at this stage, but too early to discuss its return on investment. The next milestones will be the layout, building readiness, systems installation, team recruitment, testing, soft opening, and full launch.

High 5 Allen demonstrates a strong model: not one major attraction, but several reasons for different groups to visit the same location at different times.

Five elements are transferable to Central Asia:

  • a mass-market anchor that appeals to several generations;

  • F&B as part of the guest journey;
  • integrating the FEC into a residential and commercial cluster.

A broad mix also increases operational complexity. It requires a unified booking and payment system, queue management, planned transitions between zones, clear age restrictions, team training, and coordinated peak capacity across the kitchen and entertainment areas.

The key question for a regional investor is not “how many attractions should we install?” but which audiences will come in the morning, after school, after work, and in the evening, and which product each will buy. If the answer is built into the master plan and financial model, an FEC can become a sustainable traffic generator for an entire district.
